Note To All Clients
Included in the rent are water and council tax, gas and electricity. Please however please do not forget, services such as telephone and Internet services may be charged to you as additional costs. Greenwood will confirm inclusions and exclusions .All food and drinks are at an additional charge to the guest
If references are required, please ensure that they are received by Greenwood or LETSURE at least seven working days before you move in (if applicable) for all short lets for three months or more. Failure to do so may alter your moving in date as all lettings are arranged subject to contract and the receipt of references which are satisfactory to the Landlord on whose behalf Greenwood
I/we understand and accept that the holding deposit mentioned above does not imply a tenancy and is NON-REFUNDABLE in the event that I/we change my/our mind about renting the property. If the tenancy application form is not returned completed to this office within TWO (2) days of the dated holding deposit form, the reservation shall be NULL AND VOID and the deposit forfeit.
In the event that the landlord/Hotel or Serviced Apartments owner has a change of mind I/we accept that the deposit if paid in cash will be refunded with no deductions but if the deposit is paid on a credit card it will be less the surcharges. The refund will only be refunded back to the original card number.
PLEASE NOTE - The entire initial payment must be paid on or before the move in date for all short or long let apartments and it MUST BE PAID BY CREDIT CARD, BANKERS DRAFT made payable to GREENWOOD or Bank Transfer only - account details on request: All bank transfers from any UK bank into our account are FREE of charge but all transfers from banks outside UK will incur a charge,please ensure all bank charges are paid at your end so that we receive the full face value of the invoice
SERVICED APARTMENTS AND HOTEL BOOKINGS - All serviced apartments or hotels bookings are subject to £60.00 administration fee and 30% of the total booking rates required for reservation, the balance of all payments must be paid fourteen working days prior to arrival / moving in and all cancellation must be made at least fifteen working days prior to arrival / moving in. ALL BOOKINGS ARE SUBJECT TO RESERVATION CONFIRMATION AND THE HOTEL’S OR SERVICED APARTMENT OWNERS TERMS AND CONDITIONS
Last minute bookings on all hotels and serviced apartments - all the rates and number of nights to be paid in advance before the move in day by credit card and it cannot be changed or cancelled and should you not check in you will forfeit your payment.
All credit card payments are subject to a surcharge of 4.5% and all payments by credit cards should be in the name of the tenants or a guarantor name only. Bank debit cards are subject to a surcharge of £2.40. Some Serviced Apartments and Hotels may require up to six weeks holding deposit against damages – Greenwood Asset Management Ltd will confirm. Any damages to the apartment or the hotel room WILL be charged to your credit or debit card but we will inform you of the cost before any amount is processed.
Some Serviced Apartments and Hotels may require up to six weeks refundable holding deposit against damages for all rentals of six months or more and two months notice require any time after four months to terminate the tenancy. Some Short Let Apartments may require up to six weeks refundable holding deposit against damages for all rentals of six months or more - two months (60days) notice will be required at any time after four months to terminate the tenancy. Any damages to the apartment or the hotel room WILL be charged to your credit or debit card or deducted from your holding deposit but Greenwood will confirm and we will inform you of the cost before any amount is processed
All deposit is payable on signing this Agreement held by the Landlord or his Agent under the Holding Deposit Scheme.
- All rates quoted included all bills and council tax but not land line calls from the apartments, which are charged as extras
- The Tenant agrees to pay a call out charge of £100.00 plus VAT for lock out and to pay any other reasonable costs by the locksmiths should this apply
- Light weekly cleaning and linen change is done in all or most of the apartments but should more light cleaning be required it will be chargeable to the client
- Greenwood do not accept any responsibility for loss or damage to guests personal items
- Keys to be collected from our offices or they can be couriered to the client at an additional cost (details of your key collection, please see your booking confirmation)
- All Greenwood properties are non-smoking .Smoking is not permitted in any area of the property.
- Upon departure please leave the keys inside the apartment or return to the reception in the building
- All bookings do not have automatic option to extend, should you require this option,please inform Greenwood at the time of your booking
- All or most apartment will have a welcome pack with details of phone numbers for your use.
Check In time is normally after 1500 hours (3pm) but some are 1600 hours (4pm) UK time only and Check Out time before 1000 hours (10am) UK time only
What happens if I need to check out early due to unforeseen circumstances?
Please email us urgently and inform the Hotel or the Serviced Apartment Manager with your request and in all cases seven nights minimum notice will be required depending on the length of your stay and up to six weeks notice of cancellation is required for all bookings of three months or more on all hotel or the Serviced Apartment and subject to owner terms and conditions.
PERSONAL OR COMPANY CHEQUES WILL NOT BE ACCEPTED
All information is kept confidential. In the event of your landlord/hotel or service apartments owners insisting on seeing copies of any of your reference or information (if applicable), we reserve the right to provide the information on request and your signing of this Tenancy Application acknowledges this.
